Is Edmonton a buyer’s or seller’s market right now?

In August 2026 the Greater Edmonton Area had fewer sales and more inventory than a year earlier. Sales fell 9.8% year over year, new listings rose 3.3%, and inventory was up 15.1% (CREA board statistics). When supply grows faster than demand, buyers gain negotiating room.

The association described the slowdown as normal for the season as autumn approaches, and noted that inventory is continuing to build in the market. Prices haven’t dropped much. The benchmark price, which adjusts for the mix of homes sold, was down 0.6% on the year. That points to a market that is loosening for buyers without a sharp price correction.

The two price measures tell slightly different stories. The average price includes whatever mix of homes sold that month, so a month with more detached sales pulls it up. The benchmark price compares similar homes over time, which makes it the better measure of what a typical home is worth.

How do prices differ by property type?

Property type Average price, August 2026 Change from August 2025
Detached $575,575 +1.0%
Semi-detached $424,322 +0.8%
Row and townhouse $298,238 -1.2%
Apartment condo $215,422 -1.2%

Detached and semi-detached prices rose slightly, while row homes and condos slipped. For first-time buyers, that gap matters. A condo at the August average needs a minimum down payment of about $10,800. A detached home at the average price needs about $32,600, because the portion above $500,000 requires 10% down.

How does Edmonton compare with Calgary?

Calgary’s August 2026 benchmark price was $569,800 for the City of Calgary (CREB), about 33% higher than the Greater Edmonton Area benchmark of $426,900. Calgary sales fell 16% year over year in August, a larger drop than Edmonton’s 9.8%, and Calgary had close to four months of supply.

Both markets are cooling in a similar way, but Edmonton’s lower prices mean a smaller mortgage and down payment for a typical home. Our Calgary mortgage rates page shows what that means for payments in Calgary.

What does this market mean for buyers, sellers and people renewing?

Buying. More listings and slower sales give you time to compare homes and negotiate. The risk has shifted to mortgage rates: the best insured five-year fixed rate climbed to 4.29% in September, up 25 basis points in 30 days (lender rate survey). A rate hold protects you while you look. Our Edmonton mortgage rates page shows current rates and payments on the benchmark home, and our affordability guide shows what you could qualify for.

Selling. With inventory up 15.1% year over year, buyers can compare. Pricing to the current market matters more than it did a year ago.

Renewing. House prices barely moved, so your equity is probably close to what it was a year ago. Rates are the bigger change. If your mortgage matures in the next few months, our mortgage renewal guide shows what a renewal at today’s rates looks like.
